Pinnacle North Apartments and Commercial Space

Pinnacle North is a mixed use commercial and residential project located on Lake Shore Boulevard. The Planned Unit Development (PUD) includes the re-development of a Brownfield on the north end of Canandaigua Lake. The total project is 33.5 acres and will include approximately 450 apartments and 78,000 sf of commercial space once complete. Phase I included 35,000 sf of commercial space, 137 residential units, a parking garage and the construction of North Shore Boulevard.

Challenges included coordinating the design with the brownfield cleanup to ensure that the project construction included efficient mechanisms for cleaning up the Brownfield. Additionally, Passero Associates worked closely with the City Council, DPW, and Tree Advisory Board to develop a “Complete Street” design for North Shore Boulevard which provided the desired elements while keeping costs in budget. The project is sustainable in that it involves the cleanup of a Brownfield through the NYSDEC. Other sustainable components include LED lighting, underground stormwater management and the implementation of a complex pedestrian and bicyclist transportation system.
