Description

Master Plan for the 2,600 acres known as Sampson Park located on Seneca Lake. The site was formerly a US Naval training station during WWII, a US Air Force base during the Korean War, and finally an Army Depot before the site was divided into four sections. One section is now known as Sampson Park. The owner obtained a 40-year lease and wished to maximize revenue during that time while preserving the site's history and use as a public park.

Concept Statement: Preserve the history of the site and utilize the existing infrastructure to create a unique, secluded, all-inclusive Lakeside Camping Resort in the heart of the Finger Lakes region.

  • Wide range of camping/lodging options at a broad spectrum of price points
  • Full suite of amenities including marina, ship store, lakeside restaurant, event center, outdoor amphitheater, lodging, water sports, other sports and recreation, pavilion, seasonal camp sites, a variety of cabin types (camping, basic, chic), and luxury camping sites (glamping)
