Water's Edge Luxury Apartments

Provided full design services for this 10-building, 350-unit apartment home community at the south end of Irondequoit Bay. The site Master Plan was challenging with steep slopes, wetlands, environmental brownfield cleanup. and waterfront zoning. The development was constructed on top of the old Town of Penfield landfill. Environmentally sensitive issues were addressed with respect to the landfill, adjacent wetlands, and Irondequoit Bay watershed. Innovative stormwater management practices were utilized to construct the foundations in a manner that avoided compromising the adjacent NYSDEC wetlands and accounted for the site’s proximity to the coastal erosion zone. Designed traffic improvements to Empire Boulevard. The various issues surrounding the use and zoning of this land in the LaSalle Landing district required a high level of understanding and expertise, which Passero successfully demonstrated.
