Winston Farm Master Plan

Master development plan for a 840 acre site in the Hudson Valley at the foot of the Catskill Mountains. This site hosted the 1994 Woodstock festival and the plan places a modern outdoor amphitheater and event center complex on the very same portion of the site.

The plan proposes the site be zoned as a planned development district w/ sub-areas zoned for: residential low density, residential high density, perimeter commercial, central recreation, and high-tech commercial.

Key elements of the plan include: indoor waterpark & hotel, retail, tech & business park, public park space, multi-family housing (market rate, senior, workforce), rehabilitated Snyder Farm house + barn, residential village (high density single family), boutique hotel from the existing mansion on-site, open space, campgrounds, cabins, single family lots, estate lots, and more.
